* The introductory package includes these steps:

  • You identify the type of property you are looking for. We advise on 'hot' areas of the market and provide market research. Important issues such as yields, mortgages and legal questions are discussed.


  • We send you four lists from an Active Property Search matching your above requirements translated into plain English. You identify the properties which interest you.


  • Visits are setup for a selected day or days totaling 8 hours of visits (including travel) and accompany you on them for advice and translation to English.


  • A follow-up meeting with discussion of the results of the market introduction and we will advise on options regarding the legal requirements of a foreigner purchasing property, related tax questions, property management, yields, etc.
If you purchase a property through us and use us for a major service such as SRO setup, Czech Residency Permit, Active Property Search, Property Closing, etc. this fee will be applied toward the costs of these services.

Limit of one package per client. If this package is requested again by the same client, it will not be refunded.

Note 1: Be advised: We are not real estate agents so we work to find the property that best meets YOUR requirements. Our Gold active search fee is less than half that charged by reputable Prague companies for the same services.

Note 2: These services are essential to guarantee the success of your investment. For example, did you know that in the Czech Republic if property taxes are unpaid at the time of buying these become the responsibility of the new owner? This knowledge alone can save you the price of this commission fee.

The initial fee of 25 000 CZK is due whether or not a purchase agreement is signed. This is to cover our time and costs on negotiating the purchase as well as performing the due diligence on the property. However, you will not be charged this again if negotiations involve more than one property and one is eventually purchased. Only the percentage on property value above 300 000 CZK will be charged.

Czech Point 101 is a licensed real estate company and as such we are usually able to split the commission on a property with the listing agency. In Brno the commission is always paid by the buyer. In Prague it is paid either by the buyer or split between the buyer and seller. The real estate agent's commission is commonly 5%.

However, since we can typically can share split this with the listing real estate agent our closing service is actually only 0.5%. This covers ALL closing costs including legal fees, title search, notary fees (typically 1% of property price) and land registry fees.

These fees do not include travel costs or extra time required if the purchase requires meetings outside of the cities of Brno or Prague where our offices are located.


Note 3: Our Property Management service includes:

1. Finding/screening renters when new ones are needed
2. Provision of contractual agreements
3. Collection of rent on a monthly basis
4. Arrangement for the transfer of utilities into the tenant's name
5. Organization of contractors in case of repairs in the flat but not payment of the contractors themselves
6. Monthly statements
7. Holding of the damage deposit
8. Interaction with the management committee in the building

Our Property Management service does not include:

1. in case of non-payment by the tenant, the lost rent or cost of evicting the tenant
2. legal fees should there be a tenant conflict or liability issue
3. project management of reconstruction or construction costs
4. attendance of the actual building committee meetings
