Brno Property Market Update – Rentals

Pavel Parizek from our Brno real estate office gives an update on the Brno property rental situation so far in 2012.



Nathan: Pavel, we’d like to get an update on what’s happening with the rents in Brno. What have you found over the last months since we talked last time?

Pavel: So, over the last six months we experienced quite a demand for flats. It was mainly because a lot people move into Brno for work or some students for school, but we also, at the same time, experience that there is a price limit for each kind of a flat, and if cross the price limit, the special point, then usually there is a decrease of the demand even for 60 percent. So we have to always balance what the market says, but I think that’s usual.

Nathan: Yes, oh that’s – so finding the exact point.

Pavel: Exactly.

Nathan: And what has influenced the rents to move like that? You mentioned in the fall with the students and the new people starting work, and since then?

Pavel: So this was the increase part. There was the decrease part usually at the December, because on December people they are thinking more about the Christmas so they don’t like move, also, because of the winter.

Nathan: Yes, it’s very cold.

Pavel: Yeah. And people don’t like taking their stuffs in winter outside.

Nathan: No. I understand.

Pavel: At the same time, we also experience slight increase in January and February which also leads to increase of the flat prices.

Nathan: Very good. And occupancy has seemed be very strong, demand strong, so maybe we’ll see some rent price increases coming up. Possibly.

Pavel: We hope so.
