We have had quite a few enquiries regarding the current laws which govern non-Czech citizens and the purchase of raw land.

First we can emphasize that there are no restrictions on the purchase of land zoned for residential or commercial use.

The changes to the law which came in effect on May 1st 2009 also apply to these purchases. So any EU citizen can purchase these raw lands without exception.

However, agricultural and forest lands can presently be acquired only by:

A. companies with its seat in CZ

B. Czech citizens

C. people with residence outside CZ but having Czech citizenship

D. people with residence outside CZ but who are citizens of an EU member state (applies also for USA citizens, citizens of Iceland, Liechtenstein, Norway) and who are both registered in CZ as a farmer and have had permanent residence in CZ for more than 3 years

E. other people with residence outside CZ not filling the conditions mentioned above can acquire agricultural and forest lands only:
1. as an inheritance
2. for diplomatic purposes of their state
3. as common marital property, if one of the spouses is a Czech citizen or has residence in CZ
4. from immediate family members, siblings or husband or wife
5. by interchange for another agricultural land in CZ
6. by pre-emption right arising from the title of co-ownership
7. can acquire a land which forms one functional complex with the immovable building in their ownership
